An annual boiler service is maintenance — cleaning, inspecting, testing, and reporting on condition. Here's exactly what our engineers do during a typical service visit.
Visual inspection
External condition of the boiler, checking for signs of corrosion, water staining (indicating past or present leaks), and general condition. Inspection of the flue terminal to ensure it's clear and correctly positioned.
Gas pressure and rate check
The gas pressure at the boiler inlet and the gas rate (consumption at full load) are tested and compared against the manufacturer's specification. A gas rate outside tolerance indicates a gas valve issue.
Burner inspection and cleaning
The burner is removed and inspected for carbon deposits and corrosion. Cleaned if necessary. Burner jets checked for blockages.
Heat exchanger inspection
Checked for signs of cracking, fouling, or scale buildup. A cracked heat exchanger is a CO safety risk requiring immediate action.
Combustion analysis
A flue gas analyser is inserted into the flue to measure CO, CO₂, and O₂ levels in the exhaust gases. This confirms efficient combustion and safe flue gas composition. Critically, it detects incomplete combustion that could indicate CO risk.
Safety devices tested
Overheat thermostat, pressure relief valve function, and all other safety devices confirmed to operate correctly.
Magnetic filter cleaning
The filter is cleaned and any captured sludge disposed of. Inhibitor level tested and topped up if low.
Condensate trap
Checked for blockage — a blocked condensate trap causes intermittent lockouts. Cleaned if necessary.
