Annual boiler service
A service is maintenance work — it involves cleaning, inspecting, testing efficiency (combustion analysis), and reporting on condition. A service typically takes 45–60 minutes and is recommended for all boilers annually to maintain efficiency and warranty.
Gas safety check (CP12)
A gas safety check is a legal requirement for rental properties only. The engineer checks all gas appliances in the property are safe — inspecting for leaks, correct operation, and no signs of dangerous conditions. It's less thorough than a full service (typically 20–30 minutes) but covers all gas appliances, not just the boiler.
Can they be combined?
Yes — and for landlords, we recommend combining them in a single visit. A combined boiler service + gas safety check + CP12 certificate is more cost-effective than two separate visits.

You don't legally need a CP12 — just a service. An annual service covers all the essential safety checks and maintenance needed for a homeowner-occupied property.
