Your legal obligations
- Annual gas safety check: Every rented property with gas appliances must have an annual inspection by a Gas Safe registered engineer
- CP12 certificate: The resulting Gas Safety Certificate must be provided to tenants within 28 days of the check
- New tenants: New tenants must receive the certificate before they move in (or within 28 days if it's less than 28 days old)
- Record keeping: Keep records for at least 2 years
Recommended (not legal) obligations
While not legally required for landlords, we strongly recommend annual boiler servicing (separate from the gas safety check), fitting a carbon monoxide alarm in every room with a gas appliance, and a magnetic filter to protect the boiler.
What it costs
A combined gas safety check and annual service with us costs £99 per property. For landlords with multiple properties, we offer portfolio rates. This is one of the most cost-effective investments a landlord can make — preventing expensive emergency callouts and legal liability.
Penalties for non-compliance
Failure to maintain gas safety records is a criminal offence punishable by unlimited fines and up to 6 months imprisonment. It also invalidates your landlord insurance and may affect your ability to evict tenants.
