Why new builds are different
Modern new builds (post-2013) are built to Part L Building Regulations standards, which require substantially better insulation and air tightness than pre-2000 homes. A 3-bed new build may lose heat at half the rate of an equivalent 1990s semi — meaning a smaller boiler output is appropriate.
Sizing for new builds
Avoid oversizing. A 3-bed new build typically needs an 18–24 kW combi rather than the 28–32 kW that might be specified for an older property. Oversizing a boiler in a well-insulated property leads to frequent short cycling, inefficiency, and premature wear.
Which boiler for a new build?

Heat pump consideration
