A Gas Safety Certificate — formally called a CP12 after the Gas Safety (Installation and Use) Regulations 1998 — is a document issued after a gas safety inspection by a Gas Safe registered engineer. It's a legal requirement for landlords and best practice for all property owners.
What a CP12 inspection covers
The engineer inspects all gas appliances in the property including: the boiler (checking for leaks, safe operation, correct flue performance), gas fires, gas cookers and hobs, and any other gas-burning appliances. They check for gas leaks, adequate ventilation, and signs of dangerous operation.
Legal requirements for landlords
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must: have all gas appliances inspected annually by a Gas Safe registered engineer, keep records for at least 2 years, and provide a copy to tenants within 28 days of the inspection (or before a new tenancy begins).
CP12 vs annual service
A CP12 is a safety inspection — it is not the same as a boiler service. A service involves maintenance (cleaning, efficiency testing), while a CP12 focuses on safety. We recommend combining both in a single visit for cost efficiency.
