New Build Boiler Guide: What You Need to Know
Moving into a new build or fitting a boiler to a new property? The requirements and considerations are different from a standard replacement.
New build and first-time boiler installations differ significantly from like-for-like replacements. Here's what you need to know.
Building Regulations requirements
All new boiler installations must comply with Part L of the Building Regulations, which requires:
- Minimum 92% ErP efficiency (all modern condensing boilers exceed this)
- A room thermostat or programmable thermostat
- Thermostatic radiator valves (TRVs) on all radiators except the room with the main thermostat
- A time switch for domestic hot water (system and heat-only boilers)
Notification requirement
New boiler installations are notifiable work under Building Regulations. As a Gas Safe registered company, we self-certify and notify Building Control on your behalf — a Building Regulations Compliance Certificate (Fensa-equivalent) is issued after completion.
System design considerations
For new builds and full system installations, proper system design matters: correct pump sizing, balancing of radiators, and correct pipe sizing all affect long-term performance. We produce a full system design drawing for all new builds.
Underfloor heating integration
New builds often combine underfloor heating (UFH) with conventional radiators. This requires a mixing valve to lower the temperature for the UFH circuits. We design and install full hybrid systems.
Smart controls from day one
On a new system, the best time to install smart controls is at commissioning. We recommend fitting a smart thermostat and zone controls from the start rather than retrofitting later.
