Assessing a Boiler in a New Home
Moving into a new property means inheriting its heating system. Here's how to assess it quickly.
First Things to Check
- How old is the boiler? (Check the installation date on the boiler or ask the seller)
- Is there a current Gas Safety Record? (Required for rented properties; good practice for all)
- Is there a service history? (Service stickers on the boiler or a service booklet)
- What's the boiler's make and model? (Research its reliability reputation)
Red Flags
- Boiler over 12 years old with no service history
- Visible rust, corrosion, or leaks
- Yellow or orange pilot flame (should be blue)
- Signs of limescale or sludge (cold spots on radiators, discoloured water when bleeding)
Our Recommendation
Book a boiler assessment from a Gas Safe engineer within the first month of moving in. We can assess the boiler's condition and give you an honest opinion on whether to keep or replace it. Assessment: from £50.
