Moving into a new property means inheriting its heating system. Here's how to assess it quickly.

First Things to Check

  • How old is the boiler? (Check the installation date on the boiler or ask the seller)
  • Is there a current Gas Safety Record? (Required for rented properties; good practice for all)
  • Is there a service history? (Service stickers on the boiler or a service booklet)
  • What's the boiler's make and model? (Research its reliability reputation)

Red Flags

  • Boiler over 12 years old with no service history
  • Visible rust, corrosion, or leaks
  • Yellow or orange pilot flame (should be blue)
  • Signs of limescale or sludge (cold spots on radiators, discoloured water when bleeding)
