Should I replace the boiler when buying a house?
Have a Gas Safe engineer inspect the boiler as part of your survey. If it's over 10 years old or in poor condition, budget for replacement. A new boiler can also be a negotiating point on the purchase price.
Do I need to tell the buyer about the boiler's age?
You don't have to, but it's good practice. Providing service records demonstrates the boiler has been well maintained and can be a selling point.
Can I take my boiler with me when I move?
Technically yes, but it's rarely practical. The cost of removal, transport, and reinstallation often exceeds the boiler's value. Most people leave the boiler and negotiate the price accordingly.
The house I'm buying has an old boiler — is this a problem?
Not necessarily, but factor in potential replacement costs. Ask for the service history. An old but well-maintained boiler may have years of life left; a neglected one may need replacing soon.
Should I service the boiler before selling?
Yes — having a fresh service record reassures buyers and can justify a higher asking price. It also ensures the boiler is working correctly for the new owners.
