Do new build homes come with a boiler?
Most new builds include a boiler as standard, usually a combi. Check your developer's specification — some include a smart thermostat or system boiler depending on the property size.
Should I upgrade the boiler in a new build?
Developers often fit budget-brand boilers. Upgrading to a Worcester Bosch or Vaillant at point of build can be cost-effective and gives better long-term reliability.
Do I need to service a brand new boiler?
Not immediately, but after the first year, annual servicing is required to maintain the manufacturer warranty.
Can I add underfloor heating to a new build?
Yes — new builds are ideal for underfloor heating as it's much easier to install during construction. We can specify the right boiler size to handle both radiators and UFH.
What boiler warranty comes with a new build?
New build boilers typically have the full manufacturer warranty (5–10 years depending on brand). Ensure the installation certificate is provided by the developer.
